This house would have sold for $400k or so last summer.

LOL- Robert

I am surprised at the speed of this downturn. I was expecting this price per square foot in late 2007.

I've been alone out in front of the speed and lack of stickiness and sales rates. Remember last Sept or so when I laid out the "Silent Spring?" Sure it is taken for granted now but then people thought I was being extreme. Now my predictions of stickiness are coming to pass. Still waiting for the nondescript panel vans to pull up in front of the offices of C&C however. Can't be perfect.

Judging from the height of the tree in front, I think these people probably have owned the house for at least five years, so they have substantial equity even at their new, "more sensible" price. They're older and just want to get out of Dodge and they may even have read the great admonition to "be the firzt to panic."

I'm hoping this will happen soon in the areas in which I'll want to buy. Builders in one target development have cut prices by 15%, but I want about double that or else I think it will be cheaper to build custom in a year or two.

OT -- Crispy/Robert -- any conjecture whether Fred Hooper is just Lingus with yet another screen name?

The slant looks very similar.

Fred is "like" the lingus in some ways but he doesn't bait individuals and doesn't post enough IMO.

Thanks. The pandemonium he promotes finally drove me out. Average age there feels like it is dropping.

Today, a senior general announced that the Army has plans to keep current the level of troops in Iraq until 2010. Even though that might well be some sort of war-college required planning exercise, the idea cannot resonate well here, particularly before the elections. Any thoughts as to whether resulting negative sentiment could dampen the national mood, and with it spending and the economy, just that much sooner/faster?

This is so pathetic. What if instead this line read: Seller wants to move out of state to avoid sex predator registration.

This makes the house worth more or less? Ah hah. This is just verbal cookie smell. Unless the selelr is leaving over concerns about the local cancer cluster it doesn't matter why they are leaving.
